Standard owner's title policies often exclude problems that an accurate survey would have shown, such as:

  • encroachments,
  • boundary line disputes,
  • shortages in area, and
  • unrecorded easements visible on the ground.

Survey coverage (sometimes called extended or survey endorsement coverage, depending on the state) removes or reduces that exception. Usually you must give the title company a current survey that meets its requirements.

Things to know:

  • Availability and cost vary by state and underwriter.
  • The coverage depends on what the survey shows. Problems on the survey become listed exceptions.
  • An older survey may not be accepted without an update [1].

Ask the title company what survey it requires, and get the quote from your surveyor early, so closing isn't delayed.
