ALTA/NSPS Minimum Standard Detail Requirements are updated every few years. Always check the version that's effective on the date of your field work [1].
How to stay current:
- Download the current standards directly from NSPS or ALTA.
- Read the change summary that NSPS publishes with each update.
- Update your templates: certification wording, notes and the Table A list.
- Watch for clarified terms, changes to Table A items, and updated wording on topics such as utilities, zoning and wetlands.
On each job:
- Confirm which Table A items the client and lender want, in writing.
- Cite the standards version in the certification.
- Review the title commitment schedule items and address each one.
Your state society or NSPS often offers seminars on changes. They're worth attending for firms that do a lot of ALTA work.
