What Is a Alta Survey ?

An ALTA Survey is a comprehensive, detailed land survey prepared according to national standards set by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). Unlike a standard boundary survey, an ALTA survey combines on-site fieldwork with intensive historical research to protect all parties in a commercial real estate transaction from potential title issues.
The final product is a certified map or plat that includes a thorough legal description and the location of all boundary lines, easements, improvements, and other features that may affect the property.
Key features of an ALTA survey
An ALTA survey provides a detailed view of a property, revealing information that a standard title search may not uncover. Key features include:
Physical and legal boundaries: Precisely locates the property’s boundary lines.
Improvements and features: Maps the location of all buildings, fences, roads, parking lots, and other structures.
Easements: Identifies all easements and rights-of-way, such as utility lines or access roads.
Encroachments: Reveals any structures (such as a neighbor’s fence) that illegally cross the property line.
Zoning classification: Often includes the property’s zoning classification and whether existing improvements comply with local regulations.
Title exceptions: Allows the title insurance company to remove the “survey exception,” which excludes from coverage any issues that would have been revealed by an accurate survey.
Utilities: May include the location of utilities, both above and below ground.

Why You Should Get a Survey

Investing in a professional land survey is a smart move for any property owner, offering a wealth of benefits that far outweigh the initial cost.

Key benefits
Avoid disputes Land surveys accurately determine property boundaries, preventing costly disputes with neighbors over fences, structures, or usage.
Prevent Legal Issues A survey reveals potential issues like easements, encroachments, or zoning violations, which could otherwise lead to expensive legal battles or fines.
Ensure Property Value Clear, legally recognized boundaries enhance a property’s marketability and value, giving buyers confidence and allowing sellers to maximize their return on investment.
Facilitate Development and Construction Whether you’re building a new home, adding a shed, or even planting a hedge, a land survey provides the precise data necessary to plan and execute projects within your property lines and comply with local regulations.
Protection for Investment Surveys identify potential risks such as flood zones or unstable terrain, allowing you to make informed decisions and protect your investment from unexpected hazards.
